Modern two-story home exterior

Additions & Second-Story Add-Ons

Going from 1-story to 2-story, adding an in-law suite, or extending the footprint — done so it reads as original, not bolt-on.

An addition is one of the highest-leverage moves a homeowner can make: more space, custom-tailored to how you actually live, on the lot you already love. The risk is when an addition looks like an addition — different rooflines, different windows, awkward transitions. We design and build them so the new construction reads as original, with continuous rooflines, matching siding profiles, and interior transitions that don't scream "this part is newer."

What this looks like

Second-story add-ons

Pop the top on a single-story ranch or older home. Engineering review, full structural redesign, exterior tie-in, interior staircase placement — handled end to end.

Room additions

Bump-outs, sunrooms, primary-suite additions, and full room extensions. Foundation, framing, roofing, MEP — coordinated so the schedule stays tight.

In-law suites & ADUs

Multi-generational living, accessory dwelling units, and guest suites with separate entries. Built with privacy, accessibility, and lease-ready finishes if you ever want to rent.

Garage conversions

Convert an attached or detached garage into livable square footage — home office, gym, studio, in-law suite. Insulation, MEP, egress, and code compliance all addressed.

Common questions

Will my foundation support a second story?
Sometimes yes, sometimes the foundation needs reinforcement, occasionally a full re-pour. We bring in a structural engineer up front so you get a real answer — not an optimistic guess that costs you in month three.
How long does a second-story add-on take?
Typical timelines run 6–9 months from contract through punch list. Permitting and engineering review are the usual long poles.
Do we have to move out during construction?
For second-story add-ons: usually yes, especially during the roof-removal and weather-tight phase. For ground-floor additions, you can typically stay in the existing house with daily site coordination.
